Sagging Floors

General OverviewThe causes of sagging floors, like many other issues, are usually not obvious. In many cases, there are several contributing factors. That is why it is important to correct the cause of the problem and not only fix the obvious problems. That is why we suggest contacting a structural engineer to inspection your current issues.

Floors sag for many reasons, however, a few common causes are listed below for reference. Please remember, most times several issues can contribute and their may be underlying issues.

  • Rotten or Decayed Wood
  • Over-loaded members
  • Excessive Moisture

How to Fix your Sagging Floor Sagging floors can be fixed a number of ways depending on what is causing the issue. If flooring members are decayed or rotten, the members must be carefully removed and replaced per the NC Building Code.

If the floor joist are over-loaded, then a structural repair must be designed in order to share the load from the existing member. Proper construction methods must be incorporated to assure that the required load is removed from the existing member. Other methods, shown to the right, include adding structural house screw jacks that will level the floor by actively lifting the joists into position.

Slabs on grade are more difficult to level and require more invasive methods.
